Delivering High-Quality, Sustainable New Homes in Dublin, Ireland
In 2025, Kajima completed O’Neill Court, a €100M residential development in Belmayne, Dublin, funded through Allied Irish Bank’s green finance loan.
Belmayne, located near Dublin’s north fringe business district, is an area experiencing high housing demand. O’Neill Court delivers 258 one-, two-, and three-bedroom homes, designed to premium standards and supported by modern amenities including a gym, media room, workstations, parcel reception, concierge, and relaxation areas.
Previously, housing delivery in Ireland had fallen behind demand, with only 30,000 new homes built last year. O’Neill Court helps address this gap by providing high-quality, sustainable housing in a well-connected urban location.
The development consists of three buildings up to seven storeys, arranged around two landscaped podium gardens with recreational and children’s play zones. Beneath the gardens are 400 bicycle spaces and electric vehicle-compatible parking.
Kajima employed modern construction methods, including precast twin walls, volumetric bathroom pods, and BIM technology, to reduce carbon emissions and streamline delivery. The project achieved EU Taxonomy certification, LEED Gold Standard, and WiredScore Gold accreditation, ensuring sustainability and future-proofed digital infrastructure.
O’Neill Court complements Kajima’s broader work in Ireland, including the delivery of 465 sustainable homes through the TORC Housing Partnership as part of the Irish Government’s Social Housing PPP Programme.
